Thanks to BWSL, his CeeJay House remains the most sought after commercial property in Worli, while office spaces in vicinity lie vacant

Civil Aviation Minister Praful Patel's spirits are surely flying high, despite a dip in government-owned Air India's performance.

CeeJay House at Worli, which is owned by Patel, has seen an increase in demand for office space, as the Bandra-Worli Sea Link has brought the area in close proximity to the suburbs.

Since the Sea Link's opening, the building has received many enquires though there are no vacant office spaces. This, while other commercial plots in the vicinity lie vacant.

"CeeJay House is one of the most interesting buildings in the area and has always been in demand," said Kalpesh Shah, director of Propertyex, a real estate networking firm.



It costs at least Rs 300 per sq ft and houses all top investment bankers, making it one of the best locations in Worli.

Ashok Gulati, CMD of Sun Realty, a real estate brokerage firm, said, "Now, the demand for retail space at Atria Mall opposite CeeJay House has also increased, as people can easily reach Worli via the BWSL."

According to Shah, the BWSL has changed the market scenario for Bandra and Worli.

While the residential sector has witnessed an upward trend in Bandra, the commercial market has improved by around 10 per cent in Worli.

Another real estate broker Ashok Narang said, "The market can go up by 15 per cent in Worli." Patel remained unavailable for comment.
