Average apartment sizes up 17 per cent in top seven cities in two years

Indian homebuyers are increasingly opting for larger living spaces with average flat sizes across the top seven cities rising by 17 per cent in just two years according to the latest research by ANAROCK Property ConsultantsThe data shows that the average apartment size in these key urban centres increased from 1420 square feet ft in 2023 to approximately 1676 sq ft in 2025 The momentum continued over the past year with an 8 per cent rise from around 1540 sq ft in 2024Anuj Puri the chairman of ANAROCK Group attributed the shift to evolving buyer preferences in the postCovid periodldquoLarge 34BHK homes and units with additional study rooms have now become mainstream in many of the top seven cities Highly motivated buyers of such homes remain unfazed by higher price tagsrdquo he said adding ldquoLuxury housing is firmly in the driverrsquos seatrdquoPuri noted that the sustained demand for bigger homes counters speculation of a cooling residential marketldquoDespite relentless price growth in highdemand corridors our latest data shows that the average size of homes across the top seven cities together saw a steep 17 per cent jump in the last two yearsrdquo he saidHe added that luxury residential real estate has increasingly become a symbol of lifestyle aspiration and upward social mobility with the pandemic permanently reshaping buyer expectations around layout space and upgraded living standardsCitywise trends 2023ndash2025The National Capital Region NCR recorded the highest growth in average flat sizes at 30 per cent rising from 1890 sq ft in 2023 to approximately 2466 sq ft in 2025 The increase was driven by a sharp rise in new luxury supply mdash homes priced above Rs 15 crore mdash with the luxury segmentrsquos share in launches increasing from 40 per cent in 2023 to 80 per cent in 2025Hyderabad retained the distinction of having the largest average flat size in 2025 at 2600 sq ft up 13 per cent from 2299 sq ft in 2023 followed by NCROther key markets also reported notable increasesBengaluru Up by 21 per cent from 1484 sq ft to 1790 sq ftChennai Up by 24 per cent from 1260 sq ft to 1561 sq ftIn contrast the Mumbai Metropolitan Region MMR continued to record the smallest average home sizes though it saw a 12 per cent increase from 810 sq ft in 2023 to 904 sq ft in 2025 mdash the lowest among the top seven citiesPune and Kolkata posted relatively modest growth of 5 per cent to 1119 sq ft and 2 per cent to 1151 sq ft respectively Pune was the only city to record a marginal 1 per cent decline in average sizes over the past yearLongerterm trendOver the sixyear postpandemic period 2019ndash2025 average flat sizes across the top seven cities rose by 45 per cent from 1140 sq ft to approximately 1656 sq ft NCR recorded the sharpest longterm growth at 97 per cent nearly doubling in size while Hyderabad saw a 53 per cent increaseThe findings underline a clear preference for premium spacious homes with enhanced amenities even amid rising property prices as developers respond to growing aspirational demand in Indiarsquos major metropolitan markets
