45% of buyers at Dubai property fair prefer home in far-flung suburb

Mira Road has turned out to be the destination most wanted by NRIs. At the recent Indian Property Show 2009 in Dubai, around 45 per cent of enquiries came for houses in Mira Road.

Builders here are hardly surprised that the far-flung suburb is in such demand. "Mira Road is the next station after Mumbai limits, so its proximity to the western suburbs is the major add on.

It offers better opportunities to a buyer compared to Panvel, which charges the same price of Rs 3,000 sq ft, but doesn't offer much," said Pankaj Kapoor, MD, Liases Foras, a real estate rating and consultancy firm.

He believes Mira Road has very good infrastructure. The number of multiplexes and malls coming up also help.

Toll Naka

According to John D'souza, sales head, Axiom Estates, a real estate brokering firm for NRIs in Dubai, said, "The demand for extended suburbs especially Mira Road has increased because of the cheaper rates and infrastructure."

According to D'Souza, the decision to shift the toll naka from Dahishar to Vasai will help Mira Road.

A real estate expert who was at the Dubai exhibition added, "In Dubai, most of the buyers were looking for cheaper houses near Mumbai.

Mira Road is the best available option, as Thane is expensive and the houses there available are not in Thane city."

For 28-year-old Mangai Mudaliyar, who works in Dubai as an operations executive, Mira Road is an ideal location.

She has a budget of around Rs 35 lakh and is in search of a 2-BHK flat, which would cost her Rs 45 lakh in Goregaon and Kandivli.

"These areas are barely a 12-minute drive away. Why would I spend an extra Rs 10 lakh when good flats are available in Mira Road near the station and the Western Express Highway?" said Mudaliyar.

Another buyer at the exhibition added, "There are posh localities, fantasy parks and also international schools in Mira Road. Except for a few areas, most of Mira Road is well planned."

The property prices in Mira Road are between Rs 2,500 and Rs 3,100 per sq ft.

The current rates in Thane are between Rs 3,000 and Rs 5,600 per sq ft.

Apart from Mira Road, the most sought after locations at the Dubai exhibition were Navi Mumbai, Thane and Pune.
