Developers who have brought the technology for the first time to India say it can be used to develop small slum-rehabilitation units to uber classy villas in 12-days flat






Two hundred quickie low-cost houses of the kind are being built at Laggere under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM).

Not surprisingly, the project has made city developers sit up and take notice.

The houses are not only four times stronger than conventionally built brick-and-concrete houses and 10 per cent cheaper, they are also earthquake and flood-resistant.

Novel idea

"This is first time in India," said Dr Bheem Rajesh, managing director, Trigunaas Build-Tech, the developers who are building the houses in Laggere.

"The first phase of these houses will be ready to occupy by September."

Thousands of such instant houses have already been built in countries like Mexico, Vietnam, Chile, Malaysia, Singapore and Dubai.

Interestingly, the technology used to built the new houses has attracted the attention of a number of city realtors.

While the units being constructed at Laggere are meant for slum dwellers, for the State Slum Board, the technology can also be used to construct luxurious villas, according to experts.

The 12-day houses are constructed with just two materials steel and concrete using the shear wall casting method.

"These houses are unique and first of their kind," said Ananth Murthy, a developer. "After taking their unique features into consideration, we have decided to use the technology in some of our projects."

In demand

While real estate company Trigunaas Build-Tech is also building such houses for flood victims in Raichur, the houses in Laggere will be first to be occupied.

"Several developers have evinced interest in the technology," added Rajesh.

"We will also build houses for private individuals once our talks are finalised. Whatever be the design and pattern, it will just take us 12 days to assemble the house of your dreams."

Instant houses, the drawbacks

As house moulds are used to construct instant houses, the design and pattern needs to be frozen before construction starts. There is no room for changes once work begins.

The cost of instant houses may escalate if the pattern and design one chooses is not among the existing moulds.

"Going for repetitive construction with an existing mould makes it more economic," explained Dr Bheem Rajesh, managing director, Trigunaas Build-Tech.

"The costs will escalate if customers demand independent designs, which would necessitate a new mould," he added.
